Resident Service Courses

Six Courses
Of Care For
Every Household

DEVLIN LEHI APARTMENTS, LLC runs its Sandy, Utah hillside community through six interconnected service courses. Each course covers one part of the resident experience, from the first tour to the last day of a lease, and each one is staffed by people who know the building, the terrain and the weather. The pages below describe what each service includes, how it is delivered and how residents reach it.

What Each Resident Service Covers

Every service below is active for every household in the community. Move through the switchback courses from T1 to T6 to understand the full scope.

T1

Apartment Leasing and Tours

Leasing and tours cover the entire path from first enquiry to signed agreement. A prospective resident can request a private walk-through, join a scheduled group tour or review a floor plan remotely with a member of our team on the phone. We describe the real differences between floor bands, including which bays face the ridge, which face the valley and how the terraced decks change the feel of a home through the day. Tours run weekly on a published schedule, and private appointments are available for households relocating from outside Utah.

Applications are reviewed by the same small leasing team that gives the tours, so follow-up questions reach a person who already knows the context. Screening follows written criteria applied evenly to every applicant, and offers are communicated with a clear start date, deposit amount and move-in checklist. We also verify the condition of every home before a new resident arrives, so the first walk-through on move-in day matches the tour that led to it.

T2

Resident Services

Resident services is the daily front line of the community. It handles parcel and delivery coordination, parking and storage assignments, amenity reservations, documentation requests for employers, insurers and schools, and general help understanding a monthly statement. Our team keeps a written log of every request, which means a resident never has to repeat a story to a second person, and any staff member can pick up an open item and move it forward.

The move-in orientation is part of this course. New residents receive a walkthrough of the terraces, the quiet hours, the waste and recycling routes, the snow and ice procedures and the shared amenity rules, all in plain language. We also keep a resident handbook available in the office and provide it by email on request. If a household is dealing with something outside the normal run of requests, such as a hardship or a family change, our team connects them to the right resource rather than leaving the question at the front desk.

T3

Maintenance Coordination

Maintenance coordination receives every work order, sets its priority and routes it to a named trade partner. Urgent issues such as a loss of heat, an active leak or a security concern receive an immediate response at any hour through our on-call line. Routine requests are acknowledged the same business day and scheduled into a specific window, not an open-ended promise. A resident confirms each repair before the order is closed, and recurring problems are escalated to a diagnostic visit rather than patched a second time.

Because the community sits on the eastern bench above the valley, our preventive calendar follows the weather. Before winter we inspect roof drains, deck railings, exterior lighting, window and door seals, and the snow routes that serve each terrace. Before summer we service the irrigation that feeds the shrub screen and check the shade structures and outdoor seating. That seasonal rhythm keeps small issues from becoming expensive ones and keeps the building safe through freeze and thaw.

T4

Amenity Management

Amenity management keeps the shared spaces clean, working and genuinely enjoyable. The gathering room, the fitness corner, the parcel room, the terraces and the outdoor seating areas each carry their own cleaning and inspection schedule. Equipment is serviced on a preventive basis, furniture is repaired or replaced on a rolling plan, and the landscaping that frames the views is maintained to a consistent standard through all four seasons.

Reservations are handled without friction. A resident can request the gathering room or an outdoor area for a private event, and our team confirms availability, explains the setup and reset expectations and records the booking. We also monitor capacity and quiet hours so that shared areas stay comfortable for the whole community. When something is out of place, residents report it through the same channel they use for any other request, and the item is tracked to completion just like a maintenance order.

T5

Lease Renewals and Transfers

Renewals and transfers are built to make staying simple. Before a lease term approaches its end, residents receive a renewal summary that states the proposed rent, the available term options, the deposit position and the exact notice dates that apply. There is no scramble and no surprise. Residents who accept a renewal receive the updated agreement well ahead of the deadline, and those who prefer a different term can discuss options with our team before deciding.

Households whose needs have changed can request an internal transfer to another home in the community, subject to availability. Our team coordinates the timing so that two moves do not overlap and a resident never pays for two homes at once. We explain in writing how a transfer affects the deposit, the lease start date and any fees before anything is signed. Where a move out of the community is the right choice, we provide a clear move-out checklist and schedule a walkthrough so the deposit process is transparent.

T6

Community Events

Community events give the building a social calendar that belongs to the people who live in it. The year follows the seasons: a spring trail walk that starts at the terraces, a summer terrace supper under the long evening light, an autumn harvest gathering and a winter lights evening to close the year. Smaller informal meetups fill the space between those anchors, from morning coffee tables to weekend board game afternoons.

All events are held in the shared amenity spaces and are open to every household. Our team handles scheduling, setup, logistics and promotion through the resident notice channel. Residents who want to propose a gathering of their own can bring the idea to resident services, and we will help with the room reservation, the equipment and the invitation. The goal is simple: a community where neighbors recognize each other, not just a building where people live.

DEVLIN LEHI APARTMENTS, LLC keeps all six service courses active year round, so a resident request always has a clear owner and a clear path forward.

How A Request Travels Through The Community

Every service course follows the same three-stage trail. Knowing the route helps residents understand what to expect and when to follow up.

STEP 01

Intake And Logging

A resident reaches the team by phone, email or the contact form. The request is logged with a reference, a category and the name of the person who owns it, so nothing depends on memory.

STEP 02

Assignment And Action

The request is routed to the right course. Leasing, resident services, the maintenance trades and the amenity program each have a defined response window, and urgent items move to the on-call line immediately.

STEP 03

Confirmation And Closure

The resident confirms the outcome before the item is closed. If the first attempt does not resolve it, the request is escalated and stays open until it does, with the same reference carried throughout.
